Jet washing Malaga: deep cleaning and surface preparation for driveways, patios and paving
Driveways, patios, block paving and pool surrounds jet washed back to their real colour, and properly prepared for whatever comes next.
We jet wash driveways, patios, block paving, pool surrounds and communal garage floors across the Costa del Sol, and we prepare those surfaces properly when they need repairs or a new colour afterwards. Send us a photo and the rough square metres, in English, and we tell you honestly what cleaning can achieve on your surface and what it cannot.
What does a pressure washing company on the Costa del Sol actually do for your property?
A proper pressure washing company removes the grime layer that sits on top of your hard surfaces and shows you what condition the material underneath is really in. On a typical villa that means the driveway, the carport, the paths around the house, the terrace and the pool surround.
The visible result is usually dramatic. Grey, blotchy block paving goes back to its red, buff or charcoal tones; black streaks around the pool turn back into pale stone; the green film on the shady side of the house disappears from the joints.
What we do not do is pretend that water fixes everything. Some stains are inside the concrete rather than on it, and some surfaces are faded rather than dirty. Part of our job is telling you which of the two you have before you spend money.

We work only on existing outdoor surfaces. If you are after a brand-new driveway, an indoor floor, an industrial warehouse slab or painted parking lines, we are the wrong people and we will tell you so straight away.
Which surfaces do we jet wash in Malaga province?
We clean the outdoor hard surfaces found on villas and homes along the coast, and we adjust the approach to each one rather than blasting everything the same way.
- Imprinted or stamped concrete driveways, patios and pool surrounds, including the sealed, patterned finishes common on villa plots.
- Block paving on drives, garden paths, stepped walkways and side yards, where weeds and moss collect in the joints.
- Natural stone slabs on terraces and around pools, which often go dark and patchy in shaded corners.
- Plain concrete on carports, garage aprons, utility areas and ramps.
- Communal garage floors and ramps in residential developments managed by a community of owners.
Each material reacts differently. Block paving loses jointing sand if it is attacked at the wrong angle, imprinted concrete can lose what is left of its old sealer, and soft stone marks easily. Our block paving cleaning service explains how we protect the joints, and the general pressure washing page covers concrete and stone.

Which stains can jet washing remove, and which ones need more than water?
Surface dirt, organic growth and loose material come away with water; stains that have soaked into the pores need targeted treatment and sometimes cannot be removed completely. That single distinction explains most of the disappointment people have with cheap cleaning.
| What you see | What it usually is | Realistic outcome |
|---|---|---|
| Grey, dull film over everything | Dust, traffic grime, pollen | Lifts well with a careful wash |
| Green or black patches in shade | Moss, algae, verdín | Lifts, but returns where the damp stays |
| Dark patches under parked cars | Engine oil or fuel absorbed into the pores | Often lightens; old deep stains may leave a shadow |
| Orange or brown marks | Rust from furniture, railings or fertiliser | Needs specific treatment; pressure alone rarely shifts it |
| Flaking, patchy colour | Old paint or sealer failing | Loose material comes off; bonded coating is assessed |
We cover each of these in detail on dedicated pages: oil stain removal, rust, mould and moss and old paint removal. If your photo shows a stain we think will not come out fully, we tell you before we book anything.
Why does surface preparation matter if you plan to repair or recolour later?
Every repair and every coat of paint is only as good as the surface it is bonded to. If dust, oil, moss or flaking paint are left behind, new filler and new colour sit on a weak layer and lift with it.
This is why cleaning is the first stage of every renovation we carry out. On a stamped concrete driveway, the order is simple: wash, repair cracks and small holes, cut in the edges by brush along walls and posts, then apply two coats of synthetic resin paint.

If you only want a clean surface, we stop after the wash. If you want the faded colour back, the same visit can become the first day of a full refresh. Our sister site on restoring imprinted concrete shows what the finished recolour looks like on a real Marbella driveway.
How does a jet washing job with us work, step by step?
The process starts with your photos and ends with you seeing the finished surface, either in person or in pictures if you are not in Spain at the time.
- Photos and square metres. Send a few pictures and an approximate area through the contact form or WhatsApp. Close-ups of stains help.
- Assessment. We look at the material, the type of soiling, drainage and access, and check anything unclear on site.
- Cleaning. Pressure washing adapted to the surface, with targeted treatment for oil, rust or growth where needed.
- Repairs, if part of the job. Cracks, small holes, chipped edges and open joints are dealt with once the surface is clean.
- Edges and colour, if part of the job. Brush cut-in along walls and posts, then two coats of synthetic resin paint.
- Handover. You see the result, on site or through photos.
Drying and curing times for any coating follow the product data sheet, and we tell you what that means for parking and foot traffic on your particular job.
Can you arrange pressure washing if you live abroad or rent out your villa?
Yes. A large share of the properties on this coast are second homes and holiday rentals, so we are used to organising work with owners who are in the UK, Ireland, Scandinavia or elsewhere.
- All communication in English, by email or WhatsApp.
- Quotes based on your photos, or on photos taken by your key holder or property manager.
- Access arranged with whoever holds the keys or the gate remote.
- Photo documentation of the surface before and after the work.
- Scheduling between guest stays, so the terrace and pool surround look right for the next arrival.
For rental villas, a clean driveway and a pool surround without black streaks change how the first photo on a listing looks. If the colour is also tired, see whether a recolour after cleaning is worth combining in one visit.

What decides the price of jet washing in Malaga?
The price of pressure washing depends on the area, the type and depth of the soiling, the material and how easy the site is to reach. We do not publish a flat figure on this site because two driveways of the same size can need very different work.
- Square metres: the base of every quote.
- Condition: a grey film is quicker than years of moss, oil or flaking paint.
- Material: block paving joints and soft stone need a gentler, slower approach.
- Access: steep drives, long hose runs, steps, gated developments and water supply.
- What follows: cleaning only, or cleaning as preparation for repairs and a recolour.
Orientative prices per square metre and worked examples are on our partner page for pressure washing cost. The quickest route to a real number is still your photos and the approximate area.
Why do driveways and patios on the coast get dirty so quickly?
Outdoor surfaces here collect a mix of dust, pollen, leaf litter, tyre marks and organic growth, and porous concrete and paving hold on to all of it. The sunny side of a villa and the shaded side often look like two different properties.
Shade under pergolas, trees and north-facing walls keeps the surface damp for longer, which is where moss, verdín and black algae settle. Around pools, splashing and wet feet do the same. Under carports, every parked car adds drips of oil and fuel that sink in over time.
Owners who are away for months often come back to a surface that has changed without anyone noticing it happening. A clean shows whether you are dealing with dirt that comes off or with wear that needs repair, and that is a useful thing to know before the next rental season or before selling.

If you are not sure which category your surface falls into, a few clear photos taken in daylight are usually enough for a first opinion.
What do we not do?
We do not lay new paving, pour new concrete, clean or paint indoor floors, coat industrial warehouse slabs, mark or number parking bays, or carry out structural surveys and design. If one of those is what you need, we would rather say so now than waste your time.
We also cannot fix ground movement with a clean. If a driveway has sunk or a slab is rocking, the cause sits underneath and has to be solved first; washing will only make the problem easier to see.
Where our work ends and a builder's begins is usually clear from a couple of photos, and we are happy to point you in the right direction even when the job is not ours.

Frequently asked questions
Do you cover the whole of Malaga province?
We are based in Marbella and work on outdoor surfaces along the Costa del Sol and inland Malaga province. Send your location with your photos and we confirm whether and when we can reach you. For gated developments we arrange access with your administrator, key holder or security team.
Is jet washing the same as pressure washing?
In everyday British English the two terms mean the same thing: cleaning a hard surface with a powerful jet of water from a machine. What matters more than the name is how the pressure, the nozzle, the angle and the distance are adjusted to the material being cleaned.
Will pressure washing damage my imprinted concrete?
Done carelessly it can strip what is left of an old sealer and roughen the surface. We adjust pressure and distance to the material and test a small area first. If the old sealer is already failing, the wash shows that clearly, and we explain the options before going further.
Can you remove oil stains from my driveway completely?
Sometimes, but not always. Fresh oil that has not soaked deep usually lightens a lot. Old stains that have been baked into porous concrete for a long time may leave a shadow. From a close-up photo we tell you what we realistically expect before you book.
Does the moss and black algae come back after cleaning?
It can, wherever the conditions that feed it stay the same: shade, standing water and poor drainage. Cleaning removes the growth but does not change the site. We point out the damp spots we notice so you can decide whether to deal with the cause.
Do you clean block paving without washing out the sand?
We clean block paving at an angle and distance that limits how much jointing material is lost, but some loose sand and weeds always come out of the joints. If joints are left open afterwards, we discuss refilling them as part of the repair stage.
Can I get a quote without being in Spain?
Yes. A quote can start from photos. Send a few wide shots, a couple of close-ups of the worst areas and an approximate area in square metres. Your property manager or key holder can take the pictures if you are abroad.
Do you communicate in English?
Yes. Quotes, scheduling questions and photo updates can all be handled in English by email or WhatsApp, which makes it easier for owners who live abroad or split their year between Spain and home. If someone else in your household or your property manager needs to be copied in, just tell us.
How long does the cleaning take?
It depends on the area, the soiling, the material and access, so we do not quote a standard duration on the website. Once we have seen your photos and the square metres, we give you a realistic estimate for your specific job.
Can you clean before I repaint the driveway myself?
We can carry out the cleaning stage on its own. Bear in mind that a coating also depends on repairs, edge work and the product used, and we do not give step-by-step DIY instructions or product recommendations. We can also take on the whole renovation if you prefer.
Do you remove old paint from driveways and garage floors?
Yes, we remove loose, flaking paint and failing coatings from outdoor driveways, carports and communal garage floors. Paint that is still firmly bonded is assessed on site, because it may be removable or may be sound enough to stay as a base under a new coat.
Do you clean communal garages and ramps?
Yes, we work for communities of owners on garage floors and ramps. We coordinate with the administrator on timing, access and how residents move their cars. We do not paint parking lines or number bays. Residents usually only need clear notice of which area is closed and when.
Where does the dirty water go?
Wash water carrying paint flakes, oil or solids should not go into the sewer, and Málaga city's sanitation regulation bans several of those substances. We look at drains and runoff during the assessment and plan how residues are handled on your site.
Do I need a permit for jet washing?
Pure cleaning is not addressed in the official sources we have checked, so we cannot confirm a rule for your municipality (to be verified). If the job includes repairs or coating, a declaración responsable or licence may be required depending on the town and zone; ask your ayuntamiento before work starts.
Do you need water and electricity on site?
We confirm the site requirements when we assess your property, because they depend on the job and the equipment used. Tell us in advance if the villa has no mains water, a restricted supply or no accessible outdoor socket. Knowing this before the visit avoids a wasted trip for both sides.
Can you clean around the pool while the pool is full?
We can clean pool surrounds on occupied properties. We talk through how to keep wash water and debris away from the pool water before we begin, and we are happy to coordinate with your pool maintenance company if you have one.
Is cleaning enough, or will my driveway need painting?
If the colour is still there under the dirt, cleaning is enough. If the concrete has faded, cracked or lost its finish, it will still look tired after washing. Clear photos usually show which case you have; if they do not, we check on site.
Do you build new driveways or lay new paving?
No. We work only on existing outdoor surfaces: cleaning, small repairs and recolouring. New paving, new concrete, indoor floors, industrial slabs, line marking and structural assessments are outside what we do. If your surface is beyond cleaning and repair, we say so honestly and suggest you talk to a builder or paving contractor instead.
What should I do before you arrive?
Move cars, plant pots, garden furniture and anything loose off the area to be cleaned, and let us know about delicate plants, lighting or electrical fittings at ground level. Leave the gate remote or keys with someone if you will be away.
How do I get started?
Send photos and an approximate area through the contact form or on WhatsApp, mention the town and what bothers you most: oil, moss, rust, peeling paint or general grime. We reply with what we see, the next step and a quote.
