Patio Cleaning in Mijas Costa, Including Stripping Old Paint
Along the Mijas Costa, many terraces and drives were painted years ago and are now peeling in patches. Pressure washing removes the loose coating along with the dirt, and leaves a surface you can either enjoy as it is or prepare for a fresh recolour.
Send us a photo and the m²Can pressure washing strip old paint from a Mijas Costa terrace?
It strips paint that has already lost its grip. Flaking, blistered or peeling coating comes away with the right pressure and nozzle, which is exactly what has to happen before any new coat.
Paint that is still firmly bonded often stays put. That is not necessarily a problem: sound old paint can sometimes serve as a base for the next coat, after testing. Where it must come off completely, it may need more than washing. Our old paint removal page covers this.

Why does painted concrete on the coast peel in the first place?
Usually because of what happened before the paint went on, not the paint itself. Coatings applied over dirt, moisture, oil or an incompatible older layer lose adhesion and lift in patches.
- Paint over dust or algae bonds to the dirt, not the concrete.
- Moisture trapped under the coating pushes it off.
- Oil spots repel the new layer.
- A new paint that is incompatible with the old one can wrinkle or lift.
That is why we treat cleaning as preparation, not as a quick rinse.
What happens to the paint flakes and dirty water?
We collect them. Paint chips, sludge and oily residues are kept on site and taken away rather than washed into the street or drains. We have not verified Mijas's municipal discharge rules (to be verified), but in Málaga city, for example, the sewer regulation prohibits paints and certain solvents in the network, and we apply the same care here.
Which surfaces do you clean along the Mijas Costa?
Stamped and plain concrete, block paving, natural stone slabs and pool surrounds, plus stone retaining walls where they adjoin a terrace. Each takes a different pressure; softer stone is washed more gently than dense concrete.
Driveway oil and furniture rust have their own treatments, on our oil and rust pages. For general cleaning, see pressure washing.
What comes after cleaning, if I want colour back?
Repairs and two coats of resin colour, which our sister site on concrete painting explains. A clean, stripped, dry surface is what makes that new coat last.
For a cleaning or stripping quote, send photos and measurements through the contact page. Close-ups of the peeling areas help us judge how much of the old paint will come away.
Frequently asked questions
Which parts of the Mijas Costa do you cover?
The whole coastal stretch of the municipality, from El Chaparral to Calahonda, including La Cala de Mijas and Riviera del Sol, plus the residential areas behind them. Send your address or a map pin with the photos so we can plan access and parking before we quote.
My Mijas Costa terrace was painted and now it is peeling. What should I do?
Do not paint over it. New paint applied onto a peeling coating will peel with it. The loose layer has to come off first, usually with pressure washing, and the surface has to be clean and dry before anything new goes on. Send close-ups and we will assess it.
Can you remove all old paint from my Mijas Costa driveway?
Loose and flaking paint comes off with pressure washing. Paint that is still well bonded may resist, and removing it completely can require more than washing. We test first and tell you what is achievable, rather than promising a bare surface we cannot deliver.
Do you clean pool surrounds on the Mijas Costa?
Yes, in concrete, pavers or natural stone, at a pressure suited to the material. We avoid sending dirty water into the pool and protect skimmers and drains where possible. The pool basin itself is a job for a pool maintenance company.
Can a Mijas Costa community book you to clean before repainting?
Yes. A community can clean and strip first, then decide on recolouring. We quote cleaning separately, so the owners' meeting can approve it on its own. Our community cleaning page explains how we coordinate with administrators and residents. Quotes can be issued in English or Spanish.
Will pressure washing on the Mijas Costa damage stamped concrete?
Not at the right setting. Stamped concrete is dense and cleans well. What washing will show is how much colour remains: if the pigment has faded, the surface may look paler once the dirt is gone, and that is a sign it needs recolouring rather than more cleaning.
What do you do with paint chips after stripping?
We collect them along with sludge and residues and take them away. They are not swept into flowerbeds or washed into drains. We have not verified Mijas's municipal rules on discharges (to be verified), so we take the careful approach on every job.
Can you clean stone retaining walls next to my Mijas Costa terrace?
Yes, where they adjoin the area we are cleaning. Stone walls are washed more gently than flat concrete to avoid damaging joints and softer stone. Very old pointing may loosen, and we point out any areas where that happens. Repointing is a job for a mason.
Do I need a permit for pressure washing on the Mijas Costa?
Ordinary cleaning is not usually treated as building work, but we have not verified Mijas's rules (to be verified). If cleaning is followed by repair and recolouring, ask the ayuntamiento whether a declaración responsable or a licence applies to that next stage.
How do I get a quote for my Mijas Costa property?
Send wide photos, close-ups of stains or peeling paint and rough measurements through the contact page or WhatsApp. Tell us whether you plan to recolour afterwards, as that changes how thoroughly we strip. We reply in English with a written quote.
