Removing old paint and failed sealer from outdoor concrete

Old paint on outdoor concrete should be removed wherever it is loose, flaking or blistered, because anything applied on top of it can only be as good as the weakest layer underneath. Paint that is still firmly bonded is a different question: it may stay as a base if it is compatible with the new coating according to the product data sheets.

Why does paint fail on driveways and patios?

Paint fails outdoors mainly because it never bonded well enough to the concrete, and outdoor surfaces are unforgiving: sun, water, tyres and foot traffic all work on any weak point.

  • Poor preparation: dust, grime, moss or old flaking material left under the new paint.
  • Oil in the pores: especially in parking spots and under carports.
  • Moisture from below: water rising through the slab pushing the coating off.
  • Unsuitable product: a coating not designed for vehicle traffic or outdoor exposure.
  • Too thin a system: a single coat where the product data sheet expects more.

Stripping the old paint often shows which of these causes applied. That is useful information, because repeating the same mistake under a new coating leads to the same result.

What can controlled pressure washing remove?

Controlled pressure washing removes paint that has already lost its grip: flakes, curled edges, blisters and powdery, chalked coatings. It does not reliably remove paint that is still firmly bonded across the surface.

That is not a weakness of the method but a useful test. If a coating survives a controlled wash, it is generally holding on well; if it lifts, it would not have supported a new layer anyway.

The pressure is chosen so that it lifts failing paint without eroding the concrete underneath. Old or weak concrete is tested first, because excessive pressure can scour its top layer. Our old paint removal service explains how this is done on driveways, carports and garage floors.

When can firmly bonded paint stay?

Firmly bonded paint can stay when it is sound, clean and compatible with the new coating, as set out on the product data sheets of both the old and the new product. When the old product is unknown, compatibility is uncertain, and that uncertainty has to be weighed.

SituationUsual decision
Loose, flaking or blistered paintRemove
Chalky, powdery surfaceRemove the loose powder; reassess what remains
Firm paint, compatible new systemMay stay as a base after cleaning
Firm paint, unknown productTest and discuss; compatibility to be verified
Paint over an oil stainRemove locally and treat the oil

We explain these choices before starting, so you know what is being removed, what is staying and why.

What about failed sealer on imprinted concrete?

Failed sealer on imprinted concrete typically shows as a white or milky haze, patchy shine or flaking edges. It can often be reduced or removed with controlled washing, tested first on a small area.

Removing the failed layer exposes the true colour of the concrete. If that colour has faded, a recolour is what brings back the deep, even tone: cracks repaired, edges cut in by brush, then two coats of synthetic resin paint. The Marbella project shows that sequence from wash to finish.

What happens to the paint flakes and wash water?

Paint flakes and solids should be swept up and collected, not washed into drains. In Málaga city, the Reglamento del Servicio de Saneamiento prohibits discharging into the sewer the substances listed in its Annex 1, which include paints and pigments that normal treatment cannot remove and solids that can obstruct the network.

For Marbella and most other municipalities on the coast, we have not found the equivalent ordinance in an official source (to be verified). If in doubt, check with your ayuntamiento before a large stripping job. The guide on wash water and residues brings together the rules we have verified.

On communal garage floors, where the area is large and many owners are involved, residue handling should be agreed with the administrator in advance. See the communal garage service.

How can you tell whether old paint is loose or well bonded?

You can often tell from a few simple observations, although the final judgement is made on site with a controlled test.

  • Edges that curl up or lift when touched with a fingernail are loose.
  • Blisters or bubbles show that the coating has separated from the concrete.
  • A chalky residue that comes off on your hand means the surface layer has broken down.
  • Paint missing in the wheel tracks but intact elsewhere points to traffic wear rather than total failure.
  • Paint that stays put when scratched lightly and shows no edges is usually still bonded.

Photos of these details, taken close up, help us estimate how much of the surface will need stripping before we visit.

What comes after stripping?

After stripping, the surface is cleaned, any oil or growth the paint was hiding is treated, and the concrete is inspected. Cracks that the old paint bridged often become visible at this point.

From there, owners choose: leave a clean, bare surface, or continue with repairs, edge cut-in and a two-coat recolour. The patio and driveway cleaning page shows the standard preparation, and our article on what can go wrong with jet washing explains why aggressive stripping is a false economy.

Frequently asked questions

Why is my driveway paint peeling only where the cars park?

Parking spots combine oil drips, tyre turning and weight, all of which attack a coating that was not perfectly bonded. Oil in the pores in particular can stop paint gripping. Stripping and treating those areas is usually the first step before any new coat.

Can all the old paint be removed with a pressure washer?

Usually not. Loose and failing paint comes off; firmly bonded paint mostly stays. Whether the bonded paint can remain under a new coating depends on compatibility according to the product data sheets. That is a useful test of what is truly bonded and what was only clinging on.

Will stripping damage my concrete?

Controlled settings and test patches keep that risk low. Very old or weak concrete can lose some of its top layer if too much pressure is used, which is why we test first and stop to discuss if the surface is weak.

What is the white haze on my imprinted driveway?

A white or milky haze is usually sealer that has failed, often through trapped moisture or age. It can often be reduced or removed with controlled washing. Underneath, the colour may be faded and need a recolour. A small test area shows how the haze responds before the whole surface is treated.

Can I paint straight over the old paint?

Only if the old paint is sound, clean and compatible with the new product. Painting over loose or peeling paint simply means the new coat fails along with it. We do not recommend specific products. Compatibility between the old and new coatings should be checked against both product data sheets.

Do paint flakes count as construction waste?

Spain regulates construction and demolition waste through Real Decreto 105/2008 and the framework waste law Ley 7/2022. How small amounts of paint flakes from a residential clean are classified locally is not something we have verified; ask your ayuntamiento if in doubt.

Can stripping reveal hidden damage?

Yes. Paint often bridges fine cracks, small holes and worn areas. Once it is removed, those defects become visible. That is useful, because they can be repaired before a new coating rather than showing through it later. Photos taken right after stripping help you see exactly what was found.

Do you remove paint from walls or steps?

We work on floors and ground-level surfaces such as driveways, patios, paths, garage aprons and communal garage floors. Steps that are part of a paved area can be included. Walls and façades are not part of our paint removal work.

Is chemical stripping better than pressure washing?

Each has its place depending on the coating and the surface, and chemical strippers bring their own residue questions. We do not recommend products by name; we explain the approach for your surface and agree it with you before starting.

Does removing old paint always mean I need to repaint?

No. Some owners are happy with a clean bare surface. Others find the colour underneath faded or patchy and decide to recolour. Seeing the stripped surface first helps you make that decision with the facts in front of you. Either choice is reasonable once the facts are clear.
